Lumen Apartment Homes in Tysons Corner, Virginia provides luxury high-rise living just outside of Washington, DC — approximately 10 miles from the National Mall and less than a mile from The Shops at Fairfax Square. Two floors of the building needed decorative concrete work: the 7th floor amenities area and the 32nd floor rooftop amenities area, which includes the adjoining rooftop pool deck.

Susan England, PLA at LandDesign, contacted Bob Miller of SUNDEK of Washington to collaborate on the decorative coatings. LandDesign had a clear aesthetic direction: Old-World charm in today's high-tech world — a classic look with a modern feel. England and Miller partnered to devise a plan for all concrete areas including walking paths, pool deck, and patios.

LandDesign and SUNDEK of Washington collaborated for months before work began — selecting materials, finalizing colors, and planning the design for each zone.

The Challenge

High-Rise Constraints. Old-World Aesthetic. Modern Performance.

Working on a high-rise building presents unique challenges — space to work is tight and there are engineering limitations on how much weight a floor can bear. For the 7th and 32nd floor concrete surfaces, using actual heavy materials such as travertine pavers was not a viable option. The solution needed to deliver the look of those materials without the weight.

On the 32nd floor rooftop, residents have a 360-degree bird's-eye view of the surrounding area — meaning the flooring needed to be fitting for that elevated setting. The aesthetic needed to convey Old-World charm while the surface itself needed to perform in an outdoor high-rise environment with all the wear, foot traffic, and weather exposure that entails.

Maintenance accessibility was equally important to the project team. With both the walkway and pool deck surfaces receiving constant use, easy cleaning and long-term durability were requirements — not optional features.

Susan England noted that the desire for easy maintenance was just as important as the aesthetics of the surfaces. The team needed a system that could be cleaned routinely and would hold up over time without requiring major intervention.

The Solution

SunStone & Classic Texture — Old World Meets Modern.

For the walkways and outdoor patios on the 7th and 32nd floors, England and Miller selected SUNDEK's SunStone product. This architectural limestone concrete coating that can be customized with colors, hand-carved designs, and textures. For this project, SunStone was customized to have the appearance of travertine, using Charcoal — one of SUNDEK's standard colored oxides.

SunStone is applied directly to the top of the concrefte surface using a trowel. As the material dries, the contractor hand-carves the desired design to create the look. This approach delivers the appearance of heavy materials like travertine pavers without the actual weight. Elegant lighting was integrated throughout the walkways to make the space safe and enjoyable after dark.

For the pool area on the 32nd floor, SUNDEK of Washington used Classic Texture. This non-porous acrylic surface resists absorbing oils, chlorine, and other pool-area substances. Classic Texture stays cooler underfoot than many other surfaces and is slip-resistant even when wet, which is especially important for a pool deck.

Classic Texture

SUNDEK's Classic Texture applied to the 32nd floor pool area. A non-porous acrylic surface that resists absorbing oils and chlorine, stays cooler underfoot than many other surfaces, and provides slip resistance even when wet. Finished with a high-quality sealer that protects against freeze-thaw cycles.
