Project Overview

How a Big Vision and Years of Planning Led to a Landmark Project.

Tower Investments LLC was developing Island Waterpark at Showboat Resort in Atlantic City — the world's largest beachfront indoor waterpark, located next to the Showboat Casino. They needed a surface that would be safe, long-lasting, easy to maintain, and visually distinctive. SOHS Architects, the designers on the project, suggested Tower Investments look into SUNDEK as a potential contractor.

To evaluate SUNDEK's work, Tower Investments visited Epic Waters, an indoor waterpark in Grand Prairie, Texas, which ATD Concrete Coatings had recently completed using SUNDEK systems. After the site visit, James Rockar, project executive at Tower Investments, reached out to Rae Cerasoli, SUNDEK's Commercial Decorative Concrete Specialist, to move forward.

Over the next two years, James Rockar, Rae Cerasoli, and Bob Miller (President of SUNDEK of Washington) worked together over Zoom calls, phone calls, and numerous site visits to finalize the design. SUNDEK provided many samples, making revisions until all stakeholders were satisfied. After design changes, bids, rebidding, contractor site meetings, union agreements, and other logistics, final contracts were signed.

The Challenge

A Compressed Window.
10 Change Orders.
No Room to Stop.

Because SUNDEK's coatings were among the final steps in completing this large-scale project, crews had to wait until all other trades were off the surface before work could begin. This resulted in a severely compressed installation window — by the time crews could access the surface, the schedule required 14 consecutive nonstop double-shift workdays.

Crews worked from 8 a.m. to midnight each day across the full 78,000 square feet. Guadalupe Velasquez and Manuel Nunez managed the installation from start to finish alongside Bob Miller, with crews from both SUNDEK of Washington and SUNDEK Commercial Contracting on site.

The project also faced 10 onsite change orders and several design changes during execution — a significant logistical challenge within an already compressed schedule. Despite this, the 32-person crew completed the full scope without missing a beat.

The Solution

Three Systems. Designed Around the Space.

Most of the waterpark was resurfaced using Tuscan, SUNDEK's durable, customizable overlay, Tuscan was laid out in the Palos Verdes design, which mimics the look of flagstone. By applying this pattern in several different colors throughout the park, SUNDEK was able to distinguish different areas and add visual interest across the large space.

In the main corridor area, Tuscan was customized using a Wood Plank technique to mimic the look of the Atlantic City Boardwalk — a specific request from the owner who wanted to evoke a sense of place within the waterpark. Dining spaces were also coated with Tuscan in the Wood Plank design, differentiated from the boardwalk corridor through a complementary but distinct colorway.

For the adult pool deck, SUNDEK used Classic Texture, which is one of SUNDEK's most popular systems and the most commonly requested solution for pool decks and waterparks. Its knockdown texture is known for comfort, durability, and slip-resistance.

It was important to the owner of Island Waterpark that SUNDEK mimic the look of the wood plank found on the Atlantic City Boardwalk — to evoke a sense of place within the waterpark. SUNDEK achieved this using the Tuscan overlay system customized with a Wood Plank technique, an effect the SUNDEK profile describes as achieved beautifully.
